Switching events in a flat complex and a rented house forms the premise of Vineeth Kumar-directed 'Pavi Caretaker'. Its tenuous conflict is woven around the protagonist Pavithran, played by Dileep, besides serving as a platform for the actor to recreate his typical mannerisms to the fullest. Vineeth has tried to present the actor as an ordinary person, who is suffering from emotional starvation. The situations are befitting for Dileep to revive his comic timing in a few areas though the script is devoid of genuine and sustaining humour. Dileep appears in a relatively flexible mode while exuding the emotions of a lone person. He establishes the conflict of the hero neatly but the volatility of enthusiastic and natural appearance is a setback in his performance.

Pavithran alias Pavi, a gulf-returnee, is the caretaker of a luxury flat complex in Kochi. Apart from doing his night shift, Pavi is managing the supermarket on the premises of the flat. A bachelor, Pavi is the tenant in the house of retired Sub Inspector Mariyamma, played by Radhika Sarathkumar. His sole solace in life is his pet dog named Bro. Pavi becomes upset when he learns that he has to share his room with another tenant, who is a woman. But he never sees her as she leaves for duty when Pavi reaches home after the night shift. Interestingly, both of them start to communicate through written notes and a camaraderie blooms between them. Later, Pavi develops a crush on her but his attempts to meet her fail quite often due to strict rules of Mariyamma.

Written by Rajesh Raghavan, the movie progresses by creating a feel-good milieu with a waft of love intruding in the second half. It is hard to believe the attempts being made by the protagonist to find his roommate since there are also chances of them bumping into each other on Sundays or holidays. But this factor is missing in the script which is an evident flaw as far as the flick is concerned. Moreover, the theme of invisible communication between the hero and heroine lacks originality. We have witnessed intense portrayal of such themes in a few films especially in 'Kaadhal Kottai' (1996).

Vineeth Kumar has created ample room for viewers for the guesswork exercise by deploying a few female characters around the protagonist with the intention of buffing up the climax. We tend to doubt some of them as Pavi's invisible roommate considering their interaction with him in the earlier portions of the tale. Janaki, played by Shreya Rukmini, used to visit her relative in the flat and she has some issues with Pavi. Leena, played by Swathi Konde, is an employee in the supermarket inside the flat complex premise and she also works as a housemaid during spare time.

Pavi's interactions with the female characters are the turning point in the plot which is far from the shores of excitement. There are attempts to instill the warmth of feel-good love in the tale but it is not consistent. The humorous situations are trite and most of them conclude as half-baked ones. The kitchen scene inside the flat is a contrived attempt to rack up the yesteryear slapstick comedies of Dileep. It is a mediocre romantic drama that generates feel-good vibes through a quasi-interesting love affair. In short, 'Pavi Caretaker' has a flawed script sans any novelty though it succeeds in generating a tad feel-good effect in the end.
